İhlas Construction Group continues to reinforce its strong position in the sector through flagship projects such as İhlas Marmara Houses 1–2–3–4 and the Bizim Houses (1–11), all designed to deliver high living standards.

These projects stand out not only for their architectural excellence but also for the value they add to modern urban living.

In 2010, İhlas Holding consolidated its construction companies under İhlas Construction Holding Co., a strategic move that paved the way for larger, more visionary, high-value projects.

Through this step, İhlas Construction Project Contracting and Tourism Co., İhlas Construction, Tourism and Health Co., Armutlu Vacation and Tourism Enterprises Inc., and Kuzuluk Spa Construction, Tourism, Health, and Petroleum Products Trade Co. came together, ushering in a new era for the Group’s construction and tourism operations. This consolidation marked a significant transformation, strengthening strategic alignment, financial resilience, and operational efficiency.

However, İhlas Real Estate did not limit its ambitions to the scale advantages of this consolidation alone. Reflecting its broader vision, the company decided to expand its scope in 2017, moving deeper into real estate development, investment, and project management.

Adopting a multidisciplinary growth strategy, it broadened its operations to cover mining, contracting, engineering, marketing, energy, and real estate development.

Aligned with this expanded vision, the company was renamed İhlas Real Estate Project Development and Trade Co., taking on a more comprehensive and integrated structure.

In 2019, a further strategic merger brought İhlas Construction Holding Co. and İhlas Real Estate Project Development and Trade Co. together under a single entity. This move aimed to ensure more efficient resource use, unlock greater operational synergies, and build a stronger capital base. This merger marked a significant milestone, reinforcing İhlas Group’s sector leadership and further strengthening investor confidence.

İhlas Yuva Houses: A First Step Crowned with Success

İhlas Yuva Houses, launched in 1990, marked the Group’s first major milestone in the construction sector. Built on a 44,000-square-meter plot, the project delivered 996 apartments and 37 offices. With its innovative design and timely completion, it stands out as an early success story for the Group.

Marmara Houses 1

Marmara Houses 1 was developed on a 700,000-square-meter plot that once formed the historic Reşit Paşa Farm, commanding views of Ambarlı Bay in Beylikdüzü, Istanbul. Completed and handed over to residents in 1997, the project comprises 2,856 apartments, 100 offices, an elementary school, and social facilities, making it one of the largest and most comprehensive residential developments in the region.

Marmara Villas

İhlas Marmara Villas were built on 200,000 square meters of land within the historic Reşit Paşa Farm area in Beylikdüzü, Istanbul. Completed and delivered to owners in 1999, the project comprises 134 villas and offers a modern, prestigious living environment set amidst nature.

Marmara Houses 2

Marmara Houses 2 was constructed on a 170,000-square-meter plot in Istanbul’s Beylikdüzü district, with a total construction area of 256,000 square meters. All infrastructure and landscaping were completed in August 2001, and the development was opened to residents the same year. Comprising 2,186 apartments and 96 offices, the project delivers high living standards in Beylikdüzü, one of Istanbul’s fastest-growing and most desirable districts.

Güzelşehir Villas

The sea-view Güzelşehir Villas, completed and delivered in 2008 by İhlas Construction Project Contracting and Tourism Co., are located at the junction of Kumburgaz and Güzelce, just 1 kilometer from the D-100 (E-5) highway. The project spans a 550,210-square-meter plot and comprises 675 villas and 46 commercial units, with a total construction area of 147,992 square meters.

Bizim Houses 1

Bizim Houses 1 was developed by a joint venture between İhlas Holding Co. and İhlas Construction Project Contracting and Tourism Co. in collaboration with the Housing Development Administration
of Türkiye (TOKİ). Located in one of the most sought-after areas of Ispartakule, Istanbul, this prestigious residential project comprises 720 apartments and three commercial units. Residents were able to move in as of July 2009, enjoying a modern living environment enriched with social amenities designed to meet the needs of contemporary life.

Bizim Houses 2

Bizim Houses 2 was developed by a joint venture between İhlas Holding Co. and İhlas Construction Project Contracting and Tourism Co. and tendered by Emlak Konut Real Estate Investment Trust Co. through a revenue-sharing model in exchange for land sale. Also located in Ispartakule, Istanbul, this landmark project comprises 522 apartments and nine retail units, along with a mosque, outdoor sports facilities, and communal leisure areas that enhance community life. Residents were able to move in as of December 2010, enjoying a modern living environment enriched with social amenities designed to meet the needs of contemporary life.

Bizim Houses 3

Bizim Houses 3 was built by a joint venture between İhlas Holding, İhlas Media Holding, and İhlas Marketing Co. and was tendered by Emlak Konut Real Estate Investment Trust through a revenue-sharing agreement in exchange for the sale of land. Located in Ispartakule, Avcılar, Istanbul, the project covers 129,631 square meters and comprises 680 apartments, one office, outdoor sports areas, a swimming pool, and other leisure facilities.

Residents were able to move in as of December 2011, enjoying a living space that seamlessly combines modern comforts with luxury and meets the diverse needs of the community.

Bizim Houses 4

Bizim Houses 4 was developed by a joint venture between İhlas Holding Co. and İhlas Construction Project Contracting and Tourism Co. and was tendered by Emlak Konut Real Estate Investment Trust through a revenue-sharing model in exchange for the sale of land. Located in Istanbul’s Ispartakule district, Bizim Houses 4 stands out as one of the area’s landmark developments with 762 apartments and 100 offices.

Residents were able to move in eight months ahead of schedule in December 2012, as the project elevated standards of comfort and aesthetic design. The commercial blocks, completed and handed over in 2013, further contributed to revitalizing the local business landscape.

Marmara Houses 3

Marmara Houses 3 was built by İhlas Construction Project Contracting and Tourism Co. in Beylikdüzü, Istanbul, covering a total construction area of 122,655 square meters. Completed in October 2013, the project delivered 396 apartments and 38 offices to their owners. With its expansive landscaped areas, social facilities, and commercial spaces, Marmara Houses 3 offers residents a high standard of living.

Bizim Houses 5

Bizim Houses 5 is located in Ispartakule, Avcılar, Istanbul, and was developed by İhlas Construction Project Contracting and Tourism Co. on a 106,741-square-meter plot. This prestigious residential development comprises 710 apartments. Completed six months ahead of schedule, residents were able to move in as of July 2014.

Bizim Houses Güzelce

Bizim Houses Güzelce, situated in the Güzelce neighborhood of Büyükçekmece, spans a 92,293-square-meter site. The project comprises 709 apartments and 111 offices across 17 blocks, each ranging from eight to 10 stories. Units were delivered to homeowners in the final quarter of 2021.

Armutlu Holiday Resort Panorama

Contracted in 2021 under a revenue-sharing model in exchange for land sale, the project broke ground in 2022 and was completed and opened to residents in December 2023.

Bizim Houses 10

Bizim Houses 10, rising in Ispartakule—one of Istanbul’s fastest-growing investment and residential hubs—reflects the true İhlas vision. Spanning a total construction area of 194,804 square meters, the project features a robust mixed-use concept, comprising 641 apartments and 58 commercial units. Following the signing of a revenue-sharing agreement in 2021 and the groundbreaking in early 2022, Bizim Houses 10 was completed and delivered to owners in December 2023.

Bahçelievler Education Campus

Bahçelievler Education Campus, with an indoor area of 30,000 square meters, provides a model educational infrastructure in terms of both capacity and amenities. Spanning an indoor area of 17,350 square meters, the campus comprises 96 classrooms, a 450-seat conference hall, and a dining hall accommodating 750 people, providing comprehensive solutions for both academic and social needs.

Kristalkule
